Fruitvale, Montrose and the Beaver Valley

The Beaver Valley is a short drive east of Trail. Bigger, flatter lots here mean bigger projects, from shop pads to whole-yard landscaping.

Beaver Valley properties

Many Beaver Valley homes are on acreages or large lots, where gravel driveways, outbuilding pads and fencing are common jobs.

Low ground near Beaver Creek can stay wet in spring. A drainage check before building a pad or digging a basement saves trouble later.

Montrose's newer subdivisions often need a backyard finished: levelling, a deck off the back door and a fence.

Permits

Fruitvale and Montrose are separate villages, and building permits for both, and for the rural lots in between, go through the Regional District of Kootenay Boundary.
